Why we exist
Listings say “turnkey” and “licensed STR.” They rarely say whether the license transfers, what the occupancy cap is, or when the city stops taking applications. We checked 34 Utah STR listings against city code, and not one disclosed whether the license transfers to a buyer.
What we do
- Check the STR rules for the specific parcel, with the code section and check date behind every answer.
- Underwrite the deal conservatively, with three scenarios and every number labeled by verification level.
- Tell you the catch before you write an offer.
